HIGHLAND PARK PROPERTIES, LLC

Highland Data Park

Welcome to Highland Data Park, a premier development consisting of 50 available acres with approximately 1200’ of frontage along Highway 22 directly across from the AWS Hyperscale Data Center Campus. The entire development is currently divided into 14 sites and is within the Canton Commercial and Industrial Center in the City of Canton. This versatile property is designed to accommodate a range of needs including retail, warehouse, industrial, and data center uses, catering to diverse business requirements in a prime location.

Whether you're seeking retail opportunities, industrial space, or cutting-edge data center solutions, Highland Data Park offers the ideal environment to grow and succeed.

Phase 1: Highland Park Showrooms

Highland Park Showrooms, where the rich history of "The Sale Barn" meets modern business opportunities.

The reconstruction of an old Madison County landmark, “The Sale Barn”. The historic place where livestock of all kinds was gathered and sold via auction for over 40 years.

The facility and neighborhood have changed and it’s now time for the perfectly located property to be reconstructed for it’s second-life as Highland Park Showrooms!

The 45,000 square foot “Showrooms” is scheduled for redesign as flex space to suit the users’ specific needs. Do you need a 1500 to 3000 square foot showroom, office and warehouse to showcase your business? Or maybe your company is looking for 15,000 square feet of climate-controlled warehouse space? Now is the time to design your space perfectly to accommodate an efficient layout for your business success. The climate-controlled facility will feature a drive-through for customer-tenant convenience.

Phase 2: Park Central Building

The Park Central Building at Highland Data Park: The gateway to growth and innovation.

Whether your business is offering fusion splicing services to AWS, conduit supply, server supply/parts/repair, cabling, lighting, HVAC solutions, or light manufacturing; the immediate proximity of Highland Data Park puts your business in the crosshairs of AWS utilization.

“The Park Central Building” could be the headquarters of one service provider, or the multi-tenant facility for several providers. Also, the existing 35,000 square recently erected warehouse can easily be expanded to accommodate a larger tenant. The metal warehouse building is currently available to be custom fitted to a specific users business plan.   The building offers a 150’ clear span with 20 eave heights. Now would be the time for a new user to customize to their specific production needs.

Phase 3 – 1500’ Extension Commercial Parkway Drive

Extending Commercial Parkway: Unlocking development, easing traffic, and connecting businesses to a better route.

Commercial Parkway Drive currently ends at the eastern boundary of Highland Data Park (HDP), creating a bottleneck that limits connectivity and development potential in the area. This key City thoroughfare begins at its intersection with Highway 22 at I-55 and travels westerly across Watford Parkway into the heart of HDP.

The future extension of Commercial Parkway will significantly enhance accessibility, opening up valuable opportunities for further development within the park. Not only will the extension provide a direct, efficient route from AWS to nearby Canton businesses like Walmart and Tractor Supply, but it will also serve as an alternative to the often-congested Highway 22.

New businesses in HDP will benefit from reduced traffic congestion, making it easier for them to thrive without the challenges of navigating through busy highways. The extension of Commercial Parkway is a strategic investment that will stimulate growth, foster economic development, and improve the overall traffic flow in the region.

Phase 4: Highland Park Market

Introducing "The Market" at Highland Data Park, poised to become the prominent face of commerce along Highway 22, directly opposite the expansive Amazon Web Services Campus.

The Face of Highland Data Park is sure to be “The Market”. Located along 600’ of Highway 22 frontage and facing the massive Amazon Web Services Campus, this phase is again being developed with flexibility to serve the end-users imagination. Does the tenant need a more retail oriented showroom with some warehouse in the rear? Is there a restaurant or two that wants to position its dining opportunities directly in front of thousands of Amazon workforce and local residents each day? The Market is planned to offer two separate buildings of approximately 13,000 and 20,000 square feet. The extension of Commercial Parkway Drive will dissect the two buildings and provide the main entrance into Highland Data Park.
